RESIDENTIAL CONVEYANCING FEES

We can offer a fixed fee for this type of service which is based on the value of the property in question. The prices include:

1. Taking your initial instructions

2. Undertaking due diligence on the property

3. Carrying out searches and raising enquiries

4. Managing and exchanging contracts on your behalf

5. Ensuring funds are transferred properly for completing the transfer of property

6. Registering the property in your name.

The prices below do not include disbursements.

  • Prices as follows:

    Property value up to £200,000 – £795 plus VAT £159 – total £954

    Property value up to £500,000 – £995 plus VAT £199 – total £1194

    Property value up to £1,000,000 – £1495 plus VAT £299 – total £1794

    For properties over £1,000,000 our fees are normally calculated based on the hourly rate of the Solicitor acting, due to the likely complexity and value of the transaction. Our Solicitors hourly rates reflect their experience and vary between £190+VAT and £265+VAT per hour. On average, a sale can take between 4 to 6 hours of work

    Timescale:

    A typical property sale will take between 6 and 8 weeks

    Deposit required:

    We ask for a sum of £100 at the start of the matter to cover the cost of searches

    Payment on Completion

  • From £1100+VAT
  • Prices as follows:

    Property value up to £200,000 – £1100 plus VAT £220 – total £1320

    Property value up to £500,000 – £1350 plus VAT £270 – total £1620

    Property value up to £1,000,000 – £1650 plus VAT £330 – total £1980

    For purchases over £1,000,000 our fees are normally calculated based on the hourly rate of the Solicitor acting, due to the likely complexity and value of the transaction. Our Solicitors hourly reflect their experience and vary between £190 and £265 +VAT per hour. On average a purchase can take between 6 to 8 hours of work

    A typical property purchase will take between 6 and 8 weeks

    Deposit required:

    We ask for a sum of £500 at the start of the matter to cover the cost of searches

    Payment on Completion

Please note that the estimates provided are for a transfer of a whole registered freehold title of a residential property. If the transaction involves the purchase of leasehold property, unregistered land or part of a title or the purchase is of a farm or smallholding, we will need to review our estimate. Where purchasers are contributing unequal shares to the purchase price, we would recommend that a Declaration of Trust or Cohabitation Agreement be drawn up to reflect the contributions and what is to happen in the future should the property be sold and how the proceeds of sale are to be split. The cost of drawing up such a document is not included in the above quotes.

The fees quoted above do not include disbursements (costs payable to a third party on your behalf). These will be charged to you based on the cost they are charged to us and include:

Electronic ID Checks – currently £9.35 inclusive of VAT

Land Registry Registration fees- this is dependant on the value of the property

Copies of up to date Title Documents from the Land Registry – currently £6 per title document

Searches on the property/land and surrounding area such as Local Authority, Drainage and Water, Coal Authority and Envirosearches – approx. £350 – varies according to the Local Authority

Bankruptcy searches – £2 per person

Fee for same day electronic transfer of funds – £35 plus VAT £7 – total £42

Indemnity Insurance policy premium (this may be needed if there is an issue with the property such as a defective title or there is a lack of planning permission/building regulations for an extension to a property) – we will obtain an individual quote and advise you accordingly

Lender Panel Administration fee (dependant on Lender as to whether applicable) – currently £35 plus VAT £7 – total £42

Electronic File Storage fee – currently £10 plus VAT £2 – total £12

Payment of Management Company Administration and Notice fees and Deed of Covenants (if purchasing a leasehold property or a property where common parts/roads are maintained by a Management Company) – these can differ and we will let you know of these costs as soon as we are made aware of them

Estate Agent Fees (if you are selling a property) – this will be something you will need to agree with your Estate Agent

There may be additional fees based on the nature of your sale or purchase and the most common ones to arise are listed below along with their additional fee.

For each mortgage on the property or land – £200 plus VAT £40 – total £240

If the property is Leasehold – £150 plus VAT £30 – total £180

Arranging an Indemnity Insurance Policy – £100 – plus VAT £20 – total £120

Arranging a Deed of Postponement – £150 – plus VAT £30 – total £180

Approving or preparing a Statutory Declaration regarding the Sellers use and/or enjoyment of the property – £100 – plus VAT £20 – total £120

Advising on an access undertaking which allows access to the property prior to completion – £100 – plus VAT £20 – total £120

Short timescale between exchange of contracts and completion (less than 7 days) – £100 – plus VAT £20 – total £120

For dealing with Help to Buy Mortgages/Help to Buy ISAs/Forces Help to Buy Mortgages – £100 – plus VAT £20 – total £120

These charges are necessary because of the additional time/costs that will be incurred in these specific circumstances.

Should your transaction fail to complete or the parties withdraw, you will still be charged for the amount of work done to that stage (plus VAT) and any outstanding disbursements

THE CONVEYANCING PROCESS

PURCHASES & SALES

  • STAGE 1

    Taking Instructions

    At this stage your solicitor will establish contact with everyone involved such as the Estate Agents, any Banks or Building Societies and the other side’s Solicitor. We collect the relevant documents and information from everyone involved to get the process started and take up to date ID from you.

  • STAGE 2

    Pre-Contract

    Purchase

    This is where your solicitor undertakes their due diligence. We commission searches on the property and raise the usual enquiries as well as reviewing the deeds and related paperwork to ensure good title to the property. If we are not happy with anything, we will discuss it with you and work out how to move forward. We will then invite you to sign the contract and transfer to us your deposit if you are making a purchase.

    Sale

    When you are selling a property through us, we will respond to the new buyer’s queries and they undertake the searches on your property. Based on the findings of this stage we will then draft a contract to confirm the terms of the property transfer. Once the contract is approved, it can be signed along with the transfer.

  • STAGE 3

    Exchanging Contracts

    At the point where contracts are exchanged, the sale or purchase of the property becomes legally binding. We will transfer your deposit if you are purchasing a property and agree a ‘completion date’ which is when ownership of the property will be transferred and the moving date is set.

  • STAGE 4

    Completion

    This is the day that the sale or purchase is completed. Solicitors will confirm the transfer of funds due, and the keys are released through your estate agents (if they hold the keys) – congratulations on your new home!

  • STAGE 5

    Post Completion

    Following completion, your solicitor will set about arranging the payment of any tax due, and the registration of the transfer of property and any mortgage with the Land Registry.
